New Hub for Opportunity Takes Shape in Fernley

Developed by Mark IV Capital, Victory Logistics District is making progress on a master-planned industrial and commercial site in Fernley, Nevada. This 4,400-acre site is planned to accommodate a range of industries, including manufacturing, data centers, and research and development. The site includes 47 individual parcels and already has over two million square feet of completed space.

Victory Logistics is designed for large-scale industrial, distribution, manufacturing, and data-center operations. This development is made to last, featuring LEED-certified buildings and resilient infrastructure. 

Located with direct access to I-80 and Highway 50, Victory Logistics is in the perfect position. From this location, 80% of the Western US Population can be reached within one day. This location also provides access to Union Pacific and BNSF rail, private shortlines, and direct rail access to the Oakland Port.

Because of the strong economy, population growth, infrastructure, and high quality-of-life ranking, the Victory Logistics site was located in Nevada. According to the Victory Logistics website, “Northern Nevada is a thriving industrial, manufacturing, logistics, and data center hub. It is home to more than 200+ GLOBAL BRANDS, 100+ manufacturing companies, and data center leaders such as Apple, Switch, and Google.” 

Northern Nevada has experienced substantial population growth, with Reno/Sparks up 32.59% and Fernley up 27.76% since 2010. The population is expected to continue increasing over the next few years. Fernley is projected to grow 12.81% through 2028, while the Reno/Sparks area is projected to grow 4.55%. This development is expected to create thousands of jobs in the region and support the next generation of industry in Fernley.

Significant developmental progress has been made in the past year. In 2025, $120M was invested into mass grading and horizontal infrastructure. This included moving more than 3 million cubic yards of earth, building new roads, utilities, drainage, and fiber-connected systems to prepare up to 1,600 acres for future tenants. In April 2025, one of the world’s most innovative and largest companies, Microsoft, got involved. They purchased 300 acres at Victory Logistics for $70.5 million. Evan Slavik, President and CEO of Mark IV Capital, expressed enthusiasm for Microsoft’s participation in this project. He stated, “We are thrilled to welcome this world-class technology company to Victory Logistics District … This transaction is a testament to Victory’s unique combination of scalability, infrastructure, and strategic location. We see this as a major step toward many data center developments at Victory, and we look forward to continuing to attract industry-leading enterprises that will drive economic growth to the region.”

The Victory Logistics District offers unique advantages, including tax benefits. According to their website, there will be no corporate income tax, personal income tax, inventory tax, unitary tax, franchise tax, or estate tax. Also, the entire site for this development is in a federally designated “Opportunity Zone.” 

 In the future, Victory plans to have more than 10 million square feet of distribution, manufacturing, and data center space. They are also planning to build a “Center of Excellence campus” to serve as an incubator space for startups and a workforce development tool. They have also partnered with Skill UP and Western Nevada College to provide job-specific training and career advising to young people and job seekers in Northern Nevada.

Victory Logistics’ partner, Lumos & Associates, showed optimism and excitement for this development. According to Lumos & Associates, “Projects like these don’t just build facilities; they build futures.”
